General Policy/Terms and Conditions of Sunnyside Guest House
All guests, by making a booking agree to these terms and conditions and agree to be personally liable for all amounts arising from their stay.
Minimum length of stay:
A minimum stay of 2 nights, we do not accept single night bookings.
Children:
Sunnyside Guest House is an adult only property, and all guests must be over 18 years old.
Group Bookings:
Sunnyside Guest House does not accept bookings for stag/hen/party groups.
Pets and Service Dogs:
We do not accept pets but assistance dogs are welcomed by prior arrangement.
Noise:
Sunnyside Guest House has “Quiet Time” between 11pm and 7am.We ask our guests to be respectful of other between those hours.
Smoking and Vaping:
The guest house is totally non-smoking and non-vaping throughout. Any guest smoking within the building will be asked to leave immediately and settle all outstanding costs for their stay.The guest house reserves the right to recover all costs as a result of smoking including but not exclusively, cleaning, replacement furnishings, fixtures and fittings and loss of revenue.
Parking:
Sunnyside Guest House has parking available on-site for a limited number of vehicles.These spaces are provided on a first come first served basis and spaces cannot be reserved nor guaranteed during your stay.Only residents staying at Sunnyside are permitted to use the carpark.Only one car per room is permitted to use the carpark.Guests accept that cars are parked entirely at their own risk and Sunnyside cannot accept any responsibility for damage, theft of vehicles nor their contents whilst parked on the guest house car park.If you are unable to park onsite free street parking is available outside of the guest house.

Check in and Out Times:
Check in at any time between 4pm and 7pm on the day of arrival. Once checked in guests are issued with a front door key and have access to the property at all times.If you are unable to arrive within these times, please inform us as soon as possible.
Check out is before 10:30am on the morning of departure.
Deposit:
A non-refundable deposit of £20 per room will be required at time of booking and we ask for credit or debit card details to secure your reservation, these details will be stored digitally.
Payment:
All bookings are required to be paid in full seven (7) days in advance of your arrival.We will take payment via the card details provided at the time of booking unless a different payment method has been agreed.
Cancellation Policy:
We hope that you do not need to cancel your reservation but in the event of a cancellation being made the following terms apply: -
Up to eight (8) days prior to the day of your arrival – Your reservation will be cancelled without additional charges.
Seven (7) days or less prior to the day of your arrival the total value of the booking will be charged.
If we are able to relet your room in part or in full a refund of the appropriate amount will be provided.
If a Pre-Payable, Non-refundable Rate has been booked we are sorry but there is no refund and no option to amend the dates of the stay.
Insurance:
We understand that it is sometimes unavoidable to cancel or amend your reservation and therefore for your peace of mind we strongly recommend that you take out holiday insurance.
Damages:
We reserve the right to charge for any damages caused. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.
Lost keys and fobs will incur a replacement charge of £25.00.
Lost Property:
Any property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out. We may offer to post lost items via recorded delivery at your cost, otherwise collection can be arranged.
Liability:
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
Your Personal Details & Privacy:
We are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation).
Our policy surrounding the personal details you provide as part of any booking or enquiry through this website / or third-party website, including the privacy of those details are explained and set out in our Privacy Policy.
Termination Policy:
We reserve the right, at our discretion, to terminate, without notice, an individual’s stay were deemed necessary through unacceptable behaviour or as a result of actions which we believe is likely to endanger or offend others (Please note that noncompliance of our no-smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.
Wi-fi Service and our Fair & Appropriate Usage Policy:
Sunnyside Guest House does not guarantee the availability of the Wi-fi service nor the speed nor the compatibility with your equipment or any software you use.
We provide Wi-fi Internet access throughout the guest house, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.

Introduction
Sunnyside Guest House is a 3 storey Victorian semi-detached property located on a quiet residential street, approximately 320 metres from the town centre.Due to the construction and layout of the building there are neither ground floor bedrooms nor wheelchair access to any guest rooms.We aim to cater for the needs of the visitors able to stay with us and the following statement is a summary of our provision.

Pre-Arrival
•Local transport – Keswick has an excellent bus service linking Penrith to Keswick and onwards to
Workington.There are also buses that run between Keswick and many of the tourist towns of the Lake District, details of which we can provide. The main bus station is ½ mile away.The nearest train station is in Penrith, which is approximately 17 miles away, linked to Keswick via the bus service.Keswick has several Taxi firms, details of which can be provided.

•You will be emailed a guest registration form prior to arrival to confirm specific details.

Arrival & Car Parking Facilities
•We are located on one of the main residential streets in Keswick, a detailed location map is provided on our website.
•On arrival to the property, travelling up Southey Street, away from the town centre, our entrance is on the left, 40m after Helvellyn Street. The drive is flat and laid with stone chippings.Please note, there is public parking allowed on both sides of the road therefore the entrance to our property can be tight.
•There are marked areas for up to five cars, a further two cars can park on the drive which will block other vehicles.
•The surface is level, flat with a stone path leading to the front door.There is an additional pedestrian entrance via a separate gate, which leads to the front entrance doorway.
•We can assist guests with luggage from their vehicle to their rooms.
Outdoor Facilities
•Seating is provided at the front of the building on slate chippings.
Main Entrance & Reception
•The front door has one small step, 5cm high and is 78cm wide.
•On entry into Sunnyside Guest House there is a hallway 1.5 by 1.5 metres.
•The floor has short pile carpet.
•There is a mixture of natural and electric lighting in the hallway.
Public Areas - General (Internal)
• The passage to the ground floor dining room and the stairs, which lead to the bedrooms and guest lounge is 88cm wide at the narrowest part and is well lit. The floor has short pile carpet. The dining room is on the same level as the entrance.
Public Areas - WC
•All bedrooms have their own toilet facilities.
•There are no additional, separate toilets available for public use.
Dining Room
•Breakfast is served in the dining room, which is located on the ground floor between the hours of 7:45am and 9am.If you require a slightly earlier or later breakfast we will try and be flexible.
•Table and chairs maybe able to be moved on request.
•Tables have an under space of 64cm by 69cm and height of 64cm (legs on each corner).
•There is a radio playing background music in the dining room but this can be turned up/off if required.
•Menus can be provided in large print by prior arrangement.
•The room is well lit and benefits from a large amount of natural light.
Stairs
• Stairs provide access to all guest bedrooms and the guest lounge.There are a total of 36 stairs split in to 4 groups with additional stairs leading off to rooms 1 and 2, and 4 and 5.The stairs are a minimum of 80cm wide and are well illuminated.In the case of a power failure there is emergency lighting.

A double room located up two sets of stairs – the first has 9 stairs, with a hand rail on the right, the second set has 4 stairs and has a hand rail, walled on both sides through an archway.Door width to the bedroom is 80cm.

•Fixed king size bed with a height of 68cm (including Mattress).
•Two chairs are in the room.

•This room has a beam across the ceiling at 1.8 metres.

Catering
All rooms have tea and coffee making facilities, fresh semi-skimmed milk is available free of charge and can be collected 24 hours a day from the fridge in the guest lounge on the second floor.Rooms 4,5,7 and 8 have a bottle of tap water and a small bottle of fresh semi-skimmed milk located in their fridges.Other drinks are available in the guest lounge, including alcoholic.A limited range of confectionary is available at the main entrance on the ground floor.
A range of evening meals are available and need to be ordered by 9am on the day, a full menu is in each room and on the website for pre-arrival orders.
Guest Lounge
The guest lounge is located up two sets of stairs, the first has 9 stairs with a hand rail on the right and the second set has another 9 stairs with a hand rail on the right.Door width to the room is 78cm.There are two single seats, a two seater settee and a three seater settee available.There are two guest fridges, the first has a range of chargeable cold drinks and free of charge fresh semi-skimmed milk for use in the lounge or to take to guest rooms.The second fridge has a range of chargeable alcoholic drinks including wine, beers and ciders.There is a coffee machine and water boiler with a wide range of teas and hot chocolate.The guest lounge has a radio/CD player for guest use and a wide range of books and games to use.
Shops and Restaurants
There are a wide range of shops in Keswick, the closest being a SPAR convenience store 161 metres away.Within 800 metres there are a wide variety of cafes and restaurants which will cater for most dietary requirements, details of which can be provided.

•We do not accept pets but assistance dogs are welcomed by prior arrangement.
•Mobile phone reception is acceptable and we provide free guest Wi-fi throughout the Guest House.
•All guest rooms have black-out blinds and curtains.
•The Guest House has a fully maintained fire alarm system, with emergency lighting and fire extinguishers on all floors.In the case of an evacuation the alarm will sound, please follow the evacuation procedure (details on the walls of every guest room), exit the building down the main stairs and out through the front door.The fire alarm is externally monitored and the fire brigade will be called automatically
•We are a no smoking building.
•We hold a Gas Safety Certificate for all Gas appliances, which is updated annually.
•In September 2018 we were inspected by the Food Standards Agency and as a result received a Food Hygiene Rating of 5, the highest available.Both Paul and Nicola have a Level 2 in Food Safety in Catering
